What is Room4Rent?
Room4Rent is an online platform allowing anyone with extra space to rent it out. Whether you want to rent out a room, a spare house or your own house while travelling, Room4Rent has been designed to be flexible for your needs.
How much does it cost to list on Room4Rent?
It doesn’t cost you anything to list your accommodation on Room4Rent; however we do take a small commission from your advertised price.
What are your fees?
We take a 12% commission fee + GST on the commission, coming to a total of 13.5% commission. A 3.5% booking fee is also charged to the guest when they book accommodation.
What steps are involved in listing my accommodation on Room4Rent?

If someone books my accommodation can I decline their booking?
We understand that renting out your space can be a very personal thing so we give you the option to accept or decline their booking for fixed listings, however if you decide to list your accommodation as an auction listing you cannot decline a booking.
What happens if I want to rent out a room in my house or give people the option to rent out the whole house as well?
We advise that you list both the room and the house separately. As you will be able to accept or decline bookings for fixed listings, you can decline one if you get double booked.
I’ve accepted a booking, when do I receive the money from the booking?
Room4Rent will securely hold the money from the booking until 48 hours into the guest’s stay; we will then deposit the money into your bank account.
I’m looking at renting a room, how can I pay?
Room4Rent accepts credit card and PayPal payments through our PayPal gateway.
I want to look at what's available in lots of different places. By having to put in a town it makes it difficult. Couldn't there be a list of towns?
There is now a 'Browse all Listings' link underneath the search function on the homepage, so now you can view a list of all available properties with one click. Also, you can type a region in the search box, it doesn't have to be limited to a city.
Do you accept feedback from either party..is this then published?
Feedback is placed by both the home owner and the guest following the completion of the stay, and is then published to each persons profile.
Is there any bond to cover damage to property at all?
As with most websites which offer accommodation, there is no bond paid by the tourist before the stay. However, there are things put in place which aim to reduce the chances of damage being done to your property, such as the ability to be able to view the profile and feedback of a prospective guest before deciding whether to accept them into your home.
Are all my personal details such as credit card and bank information safe?
Absolutely. Room4rent will never disclose your personal credit card or bank information to anyone.
Do you require me to forward bank details in readiness for guest payments once they have checked in?
When you receive a booking you will be sent an email which will have a link to your details page in your “my profile” where a new area for your bank account details will be. Fill in these details and click the “save details” button. We will now be able to transfer the funds into your bank account at the appropriate time.
When do I know that a booking has been requested and what is the response process - how do I access the response process?
For a fixed price listing: When you receive a booking you will be sent an email with a link to your “my profile” where you can accept or decline the booking. If you accept the booking the guest will be sent an email requiring them to pay Room4Rent. Once the guest has paid they will be given the host’s contact details and vice versa.
For an auction: You will be emailed once a guest has won an auction. They are then required to pay Room4Rent. Once the guest has paid they will be given the host’s contact details and vice versa.
I want to reduce the price of my listing, what is the process?
You can click on a night or set of nights when editing Availability to edit the listing price, or select multiple nights and edit them all in one hit by clicking the "Edit Selected" button.
